3897 Property is a two story building with a Roof structure as follows:
2nd Level has two sides: North side and south side (existing roof is a single layer)
1st level: the roof of the garage (located on the east side of the property
Overall condition
NE Corner upper level: The portion that is in fair shape requiring just a few single tabs replaced is the NE corner spanning to the AC unit and approximately 8 ft below the ridge.
The other areas on upper level are not good.
Plan A for 2nd level:
The full roof with the 2nd layer (no tearing up the existing roof)
Repairs/Replace rot plywoods
It would be put back on after i replace the sheathing (just to maintain the 2 layer consistancy).
32sf per sheet plus a bit more at the edge.
There are spots where another layer was used for repairs.
I would have a day of prep to fill the voids of missing tabs, and removing 2nd layer spots.
Seal and level the existing layer.
Trim off the overhang, and lock the first layer down with drip edge.
The ridge always gets removed
Materials included: (with RWC Supply)
14 squares (1 square is 100 sq ft) desert tan architectural shingles
60 of ridge cap shingles
19 10' lengths drip edge
2 bundles starter shingles, coil roofing nails
1 gal sealant.
Plan B for 2nd level:
Tear up the existing roof
A construction dumpster/dropbox will be paid for out of that, and synthetic underlayment, cap nails, contractor bags.....and labor. If there's one layer its not necessary, but I can pick up some guys for demo and knock it out
Repairs/Replace rot plywoods
Install a new roof with the materials mentioned in Plan A plus additional synthetic underlayment
(This is the upper roof, the small lower roof at the garage entrance was not included in the measurements)

Notes: Just know, the shingles are 3-tab. The new ones are architectural. Same color, better wind resistance.
The difference between 3 Tab shingles and Architectural Shingles:
The primary differences between the two are the amount of material used, as well as the overall quality of each product. Essentially, architectural shingles are more substantial than 3-tab shingles. In fact, they are about 50 percent heavier than the 3-tab kind. The base mat on an architectural shingle is thicker than that on a 3-tab shingle. This makes the architectural shingle a sturdier roofing material. Architectural shingles also comprise stronger adhesives, and they have more granules on their top surface. They are also made from asphalt of a finer quality than 3-tab shingles.
Nov 2023 - 3897 Roofing patch: some patching work was done earlier to stop the roof leak. The patching worked well. But we also need a permanent solution with the re-roofiing plan mentioned earlier.
