GPL conducts an annual review of the lease for each our tenant. The Annual Lease Renewal is conducted around October each year.
We always keep our rent price well below the the current rental market.
For each Tenant, we compare your current rent price vs the current market price and determine how much the difference is.
We only increase the rent if the difference is too large to catch up.

If you received a renewed lease with a rent increase with a google doc link, please follow up the lease renewal instruction:
If you opt out of signing the lease, you accept the lease by default by paying the required amount starting Jan 1, 2024. You may keep the copy of the lease in the lease folder for your record.

If you have financial difficulties to meet the rent increase requirement, please do the followings.
Please submit a new rental application using the application template below.
We will re-evaluate your financial situation.

For Housing Section 8 Tenants, we also send the rent increase notice to the Housing Authority to review and approve.
Annual Lease Renewal is conducted around September for Housing Section 8 Renters each year.
The lease renewal for section 8 tenants is based on the contract with the housing Authority.
Please follow up with your case worker to maximize the housing portion to accommodate this request.
Please also work proactively with housing inspection to avoid any further delay.

If you have financial difficulties to meet the rent increase requirement, please fill out the application below with your current family status and income information along with new proof of income. We will take it in account.

When you received a link in your email, you may click the link to open your lease folder in Google Doc likes a screen shot on the left side. Then you can open the lease document following the instruction mentioned above signing the renewed lease.

Instruction for signing / renewing a lease agreement with GPL
A preferable way to sign the lease is to open the lease document in the lease folder mentioned above and initial each page and sign the last page by typing your initial and name. Google Doc will record these typing as comments. We will convert the document with the comments added as evidence as signing the document.
Other ways of signing the lease document:
Attached please find the lease agreement in both pdf and word format. Please read thru all terms and make sure that you understand and agree before initialing each page and sign the last page. Once it's signed, please scan and send it to gordian.properties@gmail.com .
The attached lease could be in your email or a Google Doc folder.
There are several options to sign the lease or a document:
Option 1: You may print out the lease, initial and sign before you scan and email back.
Option 2: You may text us your initial and signature so that we can copy/paste the images into the lease document.
Instruction for texting the signature and initials:
Select a piece of paper in white color;
Use daylight as possible to ensure the brightness of the background;
Write down your initial in small letters in the white paper;
Write down signature horizontally in small size as possible in the white paper;
Take a picture of the signature and initial horizontally with your phone facing the white paper vertically;
Text back the images of the signatures and initials;
We will insert your initial and signature to create digital version of lease/document in pdf format;
Option 3: You may sign electronically and directly to the lease document. You may also use the word format of the lease and fill in the initial and signature with a selected script font. Then save the document to a pdf format before sending it back to us.
To select a script font for initial and signature, you may do as follows:
Open the word file
Go to Format => Font =>
Select any script text font
Or you may use italic fonts
This lease is not effective until a full commitment is made including full payment and signing up with utility companies.
